TERMS AND CONDITIONS

It is your responsibility to have read and understood these Terms and Conditions. By making a booking with Hobart Cityscape Pty Ltd and paying monies through this website or otherwise, you agree to the following Terms and Conditions. To use our website or make a booking via other means, you must be 18 years or older and must have legal authority to enter the agreement.

 

MINIMUM STAY

There is a minimum stay of 2 consecutive nights and 3 nights during some peak seasons. 

 

APARTMENT TYPES

There are 3 types of apartments available:

  • 1 x 2 bedroom/1 bathroom apartment (accessible/completely level) – Pascoe
  • 2 x 2 bedroom/2 bathroom apartments – Wellington and Fawkner
  • 1 x studio apartment (open plan bedroom/dining/lounge with separate kitchenette and bathroom) – Studio

 

All 2 bedroom apartments are modern, spacious and are the same in overall area size.  Furniture, fixtures and fittings are virtually identical with the exception of living area colour schemes.  The studio apartment is the latest edition to the Hobart Cityscape suite of apartments.  It is also spacious, modern and individually decorated.

 

One apartment is BCA 2011/AS 1428.1 2009 compliant.  It is completely level, therefore perfect for prams, wheelchairs, wheelie walkers etc.  It has wider doorways and compliant bathroom.  There is a small courtyard with lockable gate. An accessible parking space is available for the guests directly outside the apartment entrance.

 

Unless otherwise noted, one off-street car parking space is available for each apartment by arrangement with Hobart Cityscape, but must be arranged at time of booking.  A charge may be applicable for parking.  There is no provision for additional cars.  There is paid and free street parking, plus nearby large commercial voucher car parks, located close by, however spaces cannot be guaranteed.  All parking is at your own risk.  Hobart Cityscape accepts no responsibility for any loss, theft or damage to your property or property belonging to others during your stay.

 

MAXIMUM CAPACITY IN EACH APARTMENT

The maximum capacity for each 2 bedroom apartment is 5 people, including adults, children and infants (less than 2 years of age). Every infant is to be included and declared in the guest count. The maximum capacity for the studio apartment is 2 people (couple).  It is against Fire and Health Department regulations for more persons to occupy a property than there are beds to accommodate them.

 

The bed configurations in each 2 bedroom apartment can be:

  • Bedroom 1: 1 x king bed or 2 x single beds
  • Bedroom 2: 1 x king bed or 2 x single beds
  • A rollaway bed can be added to the larger bedroom for an additional adult/child for an additional cost per night, or a port-a-cot can be supplied for an infant in the main bedroom at an additional cost per stay.

 

The bedroom configuration for the studio is:

  • 1 x queen bed

 

Under no circumstances shall the number of people occupying an apartment be greater than that appearing on the booking confirmation. Hobart Cityscape reserves the right to either recover costs from your security bond or evict guests from the property without refund.  Guests shall not sub-let or assign the property or any part of it.

 

All guests under the age of 18 must be accompanied by a responsible adult such as a parent, step-parent, guardian or other adult who has parental rights and responsibilities for the under 18 year old guest.  If a guest is found to be a person under the age of 18 who is not accompanied by a responsible adult, Hobart Cityscape may immediately cancel the guest’s booking and the full booking amount will be forfeited to Hobart Cityscape.

 

AVAILABILITY OF APARTMENT CHOICE

Wherever possible every effort will be made to accommodate guests in the apartment of their choice. On rare occasions however, Hobart Cityscape reserves the right to change guests’ bookings to another apartment depending upon circumstances. This is particularly the case when the accessible apartment is specifically required; when an apartment or item in an apartment requires maintenance; or when the facilities of a particular apartment would be better suited to another guest booking. In all circumstances Hobart Cityscape will be fair and reasonable and will consult guests in advance.

 

TARIFFS AND TAXES

All tariffs are in Australian dollars and include goods and services tax (GST). A 1.95% -2.95% surcharge will be applicable on all credit card payments, depending upon the type. An additional cleaning fee may be charged to cover the cost of professional laundering of linen and towels after your stay. This does not waive your responsibility for leaving the apartment in a clean and tidy manner.

 

The tariff advertised is per consecutive night for 2 people. Extra adults/children incur an additional charge per night; therefore this will affect the total tariff.

  • Extra Adults: $55
  • Extra Children (2 – 12 years): $40
  • Extra Infants (under 2 years): free
  • A port-a-cot, highchair and baby bath can be supplied by prior arrangement in advance at a cost of $40 per stay.

 

The quoted tariff is for the whole apartment and includes one off-street car parking space, unless otherwise noted. In addition to the tariff a security bond and a cleaning fee will also be applied and these will be noted at time of booking.

 

Tariffs within reservations that have been paid and confirmed by Hobart Cityscape will be honoured.  Tariffs that have been quoted are not confirmed until a valid booking confirmation email has been received from Hobart Cityscape and are therefore subject to change.  Hobart Cityscape reserves the right to amend tariffs that have been confirmed at incorrect rates due to human or distribution errors.

 

A modification to the quoted tariff may be possible if the number of guests changes prior to occupancy.  No tariff reductions will be made if the total number of guests reduces at any time during the stay.  Hobart Cityscape reserves the right to assess each modification on a case by case basis.

 

Hobart Cityscape reserves the right to modify advertised tariffs and/or additional charges at any time. Tariff may vary on other booking websites.

 

PAYMENT

A non-refundable deposit of the first night’s tariff (or 25% of the total booking, whichever is greater) is required to secure the booking. Bookings may be cancelled if the deposit is not received within 48 hours. No booking is confirmed unless the deposit has been received and monies cleared and you have received written confirmation from Hobart Cityscape.

 

The balance of the full tariff is to be paid 14 days prior to the arrival date, together with the security bond. For bookings made within 14 days of the arrival date, the total tariff must be paid at the time of booking.

 

Payment may be made by credit card or direct deposit.  A credit card surcharge of 1.95% is applicable to all cards, other than Visa or Mastercard.

 

The person or entities registered as, or on behalf of the guest(s) agree to pay the full tariff and other charges incurred during the stay at Hobart Cityscape. If full payment has not been received in the required time, Hobart Cityscape reserves the right to cancel the booking. The property cannot be accessed until we have received and cleared the balance in full. Payment of the deposit constitutes acceptance of these Terms and Conditions and agreement that you will comply with all applicable house rules and instructions provided by Hobart Cityscape concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. 

 

Only guests nominated and agreed on the booking confirmation may stay overnight.  If any other guests stay, extra charges may apply or the booking may be terminated without refund.

 

Hobart Cityscape reserves the right to revoke or refuse to honour any booking which may in their opinion be unsuitable for the property.  Hobart Cityscape has the right to cancel a booking at any given stage issuing a full refund to the guest for any reason. 

 

SECURITY BOND

During your stay, you will be responsible for looking after the apartment and leaving it in a similar tidy condition that is was at check-in.

 

A security bond of $500 is required per apartment booking prior to occupancy. The bond is required to cover incidental items including (but not limited to) any damages, loss, theft, excessive cleaning charges above the normal level of cleaning due to the apartment being left in an unacceptable state, extra guests (over that stated on the booking confirmation), or other incidental items incurred by Hobart Cityscape as a result of your breach of these Terms and Conditions.  Hobart Cityscape reserves the right to deduct these costs from your security bond.

 

The security bond is due 14 days prior to arrival at the same time as the outstanding balance is due.  Bonds must be paid by Visa, Mastercard or direct bank deposit.  For new bookings falling within the 14 days, the security bond is to be paid with the full tariff.  For guests who have pre-paid their stay through other booking sites, the bond must be organised to be paid prior to arrival.

 

The security bond will be refunded within 7 working days after departure and once the property has been inspected and deemed left in a similar tidy state to your arrival and no additional charges applicable.  The security bond will be refunded to the same credit card or bank account from which the security bond was paid.

 

In some instances, Hobart Cityscape will at their absolute discretion accept a credit card authorisation amounting to $500 on check-in for the security bond.  The pre-authorisation process validates your credit card and protects both the cardholder and the merchant from increasing fraud incidents.  The pre-authorised amount is set aside by the card issuer for a period of up to 14 days from the date of pre-authorisation and pre-authorisation will affect your available funds balance or spending limit.  For more information on this practice please contact your card issuer.  Once a pre-authorisation has been made, Hobart Cityscape cannot release, remove or lower the authorised amount.  This is a restriction imposed by the card issuer and cannot be negotiated.

 

CANCELLATION

Once the booking has been confirmed, the deposit is non-refundable. Written notification (via email) of cancellation is required. The onus is on the guest to ensure that this email or notice is received by Hobart Cityscape. Hobart Cityscape will send you acknowledgement of the cancellation in writing (via email).

 

Cancellations made more than 14 days prior to arrival date will be refunded, less the non-refundable deposit. As an alternative to cancellation, you may be able to transfer your booking to a future date. Cancellations made less than 14 days prior to arrival date are non-refundable. In peak periods including Christmas, New Year, Easter, public holidays of festivals, any cancellations will be at Hobart Cityscape’s discretion. In the event that Hobart Cityscape is able to find guests to re-let the property for the cancelled period at the same rate, the full tariff (less non-refundable deposit) will be refunded.  Should you be eligible for a refund, it will be made through the same payment method as at the time of booking.

 

If you do not show up for your booking or decide to leave before your scheduled check-out date, you will not be entitled to any refund.

 

Cancellations specifically related to COVID-19 travel restrictions and associated event or flight cancellations will be eligible for 100% refund or transfer to alternative dates (this may incur additional fees dependent on season).  If cancellation is simply due to COVID-19 concerns, this may be treated as a ‘change of mind’.  In any circumstance, guests should contact Hobart Cityscape to discuss their situation.  Hobart Cityscape requires all guests to complete a COVID-19 questionnaire prior to arrival, along with usual information such as identification, contact and credit card information. 

 

Comprehensive travel insurance with a reputable insurance company is recommended to cater for any unforeseen circumstances which may cause cancellation and loss of monies paid.

 

DOUBLE BOOKING

Hobart Cityscape takes every care to avoid double bookings. As online bookings are utilised, occasionally double bookings occur where a booking is agreed to and then a subsequent booking is inadvertently processed prior to the first mentioned booking being entered into our system. In such a case, the booking first agreed to takes preference and unfortunately the latter booking will be cancelled and any monies received returned. Hobart Cityscape will not be liable for any costs or inconvenience under such circumstances.

 

AVAILABILITY OF PROPERTY

Should any events arise beyond the reasonable control of Hobart Cityscape which render the property uninhabitable (for example flood, fire, storm, tempest, damage or generally the property becoming uninhabitable or sold) then Hobart Cityscape may have to cancel your booking. Should such circumstances arise, Hobart Cityscape will refund all monies paid by you in respect of the property. Upon refund of the monies paid, the guest shall have no further claims whatsoever against Hobart Cityscape. 

 

LIMIT OF LIABILITY

Hobart Cityscape does its best to ensure your reservation arrangements are satisfactory, however Hobart Cityscape does not accept any liability whatsoever for any injury, damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond our control including, but not limited to war, terrorism, civil disturbance, strikes, fire, acts of God, acts of Government regulations or any other authorities, road noise, neighbouring construction works, accident to or failure of machinery or equipment, maintenance requirements or industrial action.

 

CHECK-IN

Check-in time is not before 2:00pm.

 

Hobart Cityscape no longer has a reception office on site.  Instead, guests will be met on arrival by a Hobart Cityscape staff member. All guests will be emailed apartment location and parking details in advance of arrival.  Photographic identification and valid credit card details to match the booking may be requested in advance of arrival, as well as signing registration paperwork agreeing to terms and conditions.

 

Please note that the manager lives on site, but the residence is not occupied at all times, therefore it is important that guests advise Hobart Cityscape of their expected arrival time in advance to ensure someone is available to greet them and provide the keys, or store luggage.  Guests are requested to text, email or call Hobart Cityscape to advise arrival times and revised arrival times. 

 

Should Hobart Cityscape staff be unable to meet and greet guests on arrival with keys, alternative arrangements will be made for key collection.  Each apartment has a key safe.  The access codes and other information will be emailed to the guest in advance of their arrival in Hobart.

 

Upon check-in, 2 key fobs will be issued per apartment. Additional key fobs may be available upon request. Guests are responsible for the safekeeping and replacement of accommodation key fobs.  Replacement key fobs will be provided at an additional charge of $20 each deductible from the security deposit.

 

If you have an earlier arrival time, luggage storage may be possible by prior arrangement.  If you have a car, parking may not be possible on site until after 2:00pm.  Street parking or nearby large commercial voucher car parks are located close by.

 

Guests must ensure they completed a COVID-19 questionnaire about their health prior to accessing apartments.  Guests who answer YES to any of the questions will not be permitted to enter. 

 

CHECK-OUT

Your check-out date is the date noted on your booking confirmation, unless other arrangements have been agreed.

 

Check-out time is no later than 10.00am.

 

Guests are required to follow the Check-Out Procedure located in the apartment and ensure windows and doors are locked and all heaters turned off. The car parking space must be vacated on time. 

 

Key fobs must be handed to a Hobart Cityscape staff member. If departing early, key fobs may be left on the apartment dining room table.  Guests departing early are requested to advise Hobart Cityscape via email or text that they have left the apartment.  Failure to return fobs will incur a charge of $20 per fob to cover replacement deductible from the security deposit.

 

Depending upon guest arrivals and housekeeping rosters, a later check-out may be possible, but this requires arranging at least 24 hours in advance with Hobart Cityscape. A later check-out and additional charges will be at the absolute discretion of Hobart Cityscape. 

 

Should luggage storage be required due to a later flight, or printing of boarding passes, this may be possible by prior arrangement with Hobart Cityscape.

 

CLEANING ON DEPARTURE

On departure, the property must be left in a clean and tidy state similar to its condition on arrival. Guests are expected to put all dirty dishes in the dishwasher and commence its operation, empty rubbish bins and dispose of bags into the council garbage bins (located under the tree at the entrance to the driveway).

 

A cleaning fee will be applied on booking to cover the cost of professional laundering of linen and towels following guest departure plus cleaner’s time. This fee does not waive guests’ responsibility for leaving the apartment in a clean and tidy state noted above.

 

Should the apartment require extra cleaning involving cleaning of dirty dishes; removal of excessive rubbish; extra laundering required over normal due to hard to remove make-up soiling and stains on towels and bedding; removal of marks off walls and furniture; cleaning of oily and baked on grease on appliances such as the oven, microwave and hotplates; cleaning the tumble dryer filter; odour removal etc, this will be an extra charge to the guests and will be deducted from the security bond. Fair wear and tear excluded.

 

CLEANING MID-STAY

To reduce physical contact during the COVID-19 pandemic, mid-stay cleaning will not be offered.  Laundry facilities are provided in the apartments, however additional linen and towels can be provided for stays over 7 nights.  Guests are reminded that it is their responsibility to look after the apartment and keep it clean during their stay.  Appropriate cleaning materials have been provided in the apartment.

 

Under normal circumstances, depending upon the length of your stay, a mid-stay clean may be offered free of charge.  A mid-stay clean is not a full clean but will involve change of linen and towels, vacuuming and general tidy up.  Hobart Cityscape will arrange a mutually convenient date and time for access and the cleaning to take place. To assist in the cleaning process, guests are asked to ensure their belongings are adequately stored so cleaning can take place.

 

CHILDREN

Hobart Cityscape welcomes families with children.  Hobart Cityscape can provide a port-a-cot, highchair and baby bath by prior arrangement. 

 

To assist in creating a safe and happy holiday with no injuries; disturbance to other guests; or charges for damage to property, all children are to be kept under responsible supervision of an adult at all times both inside and outside the apartments. Please pay particular attention to:

  • excessive noise (loud voices, TV volume, movement of furniture, excessive running or jumping causing vibration through the floors);
  • supervision outside due to the closeness of the apartment to the street and busy driveways either side of the building;
  • games containing small pieces;
  • unsuitable ornaments/objects etc, which might need to be lifted out of reach;
  • venetian blinds and cords;
  • safety locks for hot plates; and
  • anything or any action that may cause damage to walls, furniture, fittings etc.

 

CONDUCTING A BUSINESS

The permit issued to Hobart Cityscape’s apartments is for Visitor Accommodation only.  Guests are not permitted to operate any type of business to earn a profit from the premises. If Hobart Cityscape has reason to believe that guests are conducting a business from the apartment, guests may be requested to leave with no refund of monies.

 

COOKING OF SPICY OR AROMATIC FOOD

Cooking of foods such as curries, or any other dish that is likely to leave a long lasting odour in the apartments is prohibited. This is for the benefit of future guests. It also incurs additional cleaning time and cost to Hobart Cityscape for having the apartment deodorised. This cost will then be passed on to you and will be deducted from your security bond. This does not apply to take away meals in the apartment.  Pull-out kitchen exhaust fans must be used during cooking to extract odours and if necessary, open windows and doors.

 

COVID-19 PRECAUTIONS

Our fully equipped, self-contained apartments offer self-check-in and check-out and separate entries, providing guests with confidence that there will be less interaction with staff and other guests than in a hotel environment.  For convenience, each apartment is equipped with paper towels, clean microfibre cloths, and cleaning products suitable for specific surfaces in our apartments. If you decide to utilise your own sanitizing and disinfectant products to wipe over/re-clean our apartments including high touch areas etc, any damage caused by your products will be charged to your security bond. 

 

Hobart Cityscape has an excellent reputation for cleaning.  Our enhanced cleaning regime now incorporates Therapeutic Goods Administration registered products that are proven to kill viruses.  Cleaning procedures are in accordance with State and Commonwealth Government workplace health and safety guidelines for COVID-19. Whenever possible, a 24 hour gap between guests will be adopted to allow time for potential contamination to dissipate. Linen is professionally cleaned.  High touch items such as books, toys, games, magazines, tourist brochures have been removed from apartments, along with surplus glassware, crockery etc to enable for efficient cleaning.  Mid-stay cleaning has been suspended for longer stays to reduce physical contact between guests and staff.  Payments will only be via credit card or direct deposit in advance of arrival.

 

All apartments have soap for handwashing and hand sanitiser at entries. Small 50ml bottles of hand sanitiser are available for individual purchase. Apartments contain information for guests about COVID-19, hygiene practices, physical distancing, and public health information. For the protection of staff and others, Hobart Cityscape requires all guests to complete a COVID-19 questionnaire prior to arrival, along with usual information such as identification, contact and credit card information.  If you have any symptoms of COVID-19, have been in contact with someone who has COVID-19, have been instructed to quarantine, or have been interstate or overseas in the past 14 days, please stay home and re-schedule to a future date.

 

To reduce contact, all accommodation payments will be paid in advance of arrival via credit card or direct deposit, including refundable bond payments. 

 

DAMAGES

If a guest has caused damage, breakage, or if there has been any loss or theft of property, you must notify Hobart Cityscape immediately.  Depending upon the situation, Hobart Cityscape may recover from you, the repair or replacement cost at their discretion.

 

DISTURBANCE

Disturbance to other apartments or neighbours, including excessive noise is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.

 

In the event of any roadworks, renovation/building work being carried out near the apartment, such work is beyond the control of Hobart Cityscape and we cannot accept responsibility for any disturbance, noise or inconvenience guests may suffer as a result.  No discount will be negotiated in these circumstances.

 

EVACUATION PLAN

Hobart Cityscape has an approved evacuation plan as required by the Tasmania Fire Service General Fire Regulations. There is no Chief Warden on site. It is therefore the responsibility of the guest(s) to familiarise themselves with the layout of the apartment (including external (exit) doors), and be aware of the Emergency Action Guide (a copy of which can be found in the black compendium).

 

IDENTIFICATION

When you check-in, you may be asked to provide photographic identification (current driver’s licence, passport or other form of photographic identification to match the booking.  If you are unable to provide such identification, your reservation may be cancelled and you may be liable to pay Hobart Cityscape an amount equal to the full reservation amount plus any other costs incurred by Hobart Cityscape in connection with your reservation.  Sighting of the valid credit card used to make the booking payments may also be requested, along with signing of a registration form.

 

INITIAL SUPPLIES

Hobart Cityscape apartments are completely self-contained and self-catering.  Complimentary initial supplies of toilet paper, toiletries, some kitchen and laundry products are provided for the convenience of guests.  They will not be restocked.  Once these supplies have been expended, it is up to the guest to buy their own supplies from then on. 

 

INTERNET

Free fast NBN Wi-Fi is available for reasonable use. Usage is monitored and shared with the other apartments and adjoining office, therefore large downloads of data such as movies are not permitted. If for any reason Hobart Cityscape is unable to supply the internet eg., for a technical reason to do with the provider who supplies the internet to us, or due to a fault with our equipment, we will do everything we can to provide you with internet access as quickly as we can. However, Hobart Cityscape will not be liable for any loss you incur as a consequence of not being connected. You will not be entitled to a refund or reduction of your tariff as a consequence of not having internet during your stay. 

 

LINEN AND TOWELS

All linen and towels are supplied. These items are not to leave the premises or be used outside.  If any item has been unnecessarily stained or interwoven with debris, the guest will be responsible for payment of cleaning or replacement.  With regard to make-up, Hobart Cityscape provides tissues, make-up wipes and face washers to remove makeup to avoid staining of bath towels.

 

MANAGEMENT ACCESS

In the event that Hobart Cityscape needs to gain access to the apartment during your stay eg., to attend repairs or provide a mid-stay change of linen or towels, you agree to permit access by prior arrangement with you.

 

PARTIES, FUNCTIONS AND VISITORS

With the exception of quiet family/friends gatherings, parties and functions are strictly prohibited. The tariff does not allow for the extra wear associated with parties and functions in terms of cleaning, garbage removal, wear and tear, repairs etc.

 

Guests, including your invited visitors to the property, must not create annoyance for neighbours or other occupants of the building. Guests must not create excessive noise in the apartments or public areas between 10:00pm and 8:00am. This includes raised voices, moving of furniture, door banging, music, TV volume and vibration through floors caused by excessive running or jumping.

 

PETS

No pets are allowed.

 

PRIVACY

Reservations for accommodation are accepted by Hobart Cityscape and these Terms and Conditions shall apply.  Any information provided by you remains confidential for your booking purposes with Hobart Cityscape only.

 

REPAIRS AND MAINTENANCE

Any repairs, maintenance or service reported and requested by guests with respect to the apartment or any equipment provided at the apartment, and/or deemed necessary by Hobart Cityscape, will be effected as soon as practicable, however due to unforeseen circumstances (eg. awaiting parts, tradespeople unavailable) immediate repairs may be beyond our control and no responsibility is accepted by Hobart Cityscape for these circumstances. No recompense will be negotiated due to the failure of any services, equipment or other contents provided at the apartment. Guests are required to allow repair and or service personnel to enter the premises during reasonable hours by prior arrangement (and at any time in an emergency) for the purpose of conducting any repairs, maintenance or service.

 

SECURITY AND PERSONAL BELONGINGS

All personal belongings, baggage, vehicles and other property of any description shall be the responsibility of the guest(s) at all times.  Parking is at your own risk.  When leaving your car, ensure all doors are locked and windows wound up and valuables removed. Hobart Cityscape accepts no responsibility for any loss, theft or damage to your property or property belonging to others during your stay.

 

For your added protection, each apartment entrance is monitored by a security camera.  Should you require assistance at any time, the Manager lives on site at no. 43 and can be contacted on the Hobart Cityscape phone number or email.

 

SMOKING/ILLICIT DRUGS

Hobart Cityscape apartments are strictly NO SMOKING inside. This is for the comfort and enjoyment of all guests in the apartments and future guests. A penalty of up to $200 applies to those not observing this policy and will be deducted from the security bond.  Guests who smoke must do so away from windows and doors to prevent smoke coming into the apartment. All butts must be put out and disposed of in a responsible manner.

 

Illicit drugs are strictly prohibited in all apartments with no exceptions as per Australian Law. Any traces of such illicit drug use will be immediately and without hesitation reported to Tasmania Police.

 

INFORMATION ABOUT THE PROPERTY

While Hobart Cityscape makes every effort to ensure information is current and kept up to date, this information may change without notice. The description of the property is made in good faith and no responsibility for misdescription will be accepted by us. All photos of the property were taken on site and are provided as a guide only. The photographs are an accurate representation of the described property at the time the photographs were taken and are subject to change and fair wear and tear. Hobart Cityscape does not accept responsibility for personal perceptions, nor do we take any responsibility for any errors or omissions contained on the website.

 

BREACH OF TERMS AND CONDITIONS

A breach of the above Terms and Conditions permits Hobart Cityscape to refuse the access, or immediately terminate the occupancy with forfeiture of tariff.
